BLINK Design - provides full design services from concept through construction admin. This includes building, site & interior design, custom furniture, space planning & project management.

MENTORING - most people have strong ideas about what they want. You are not required to know 'how to' and will be guided through the process. BLINK offers day rates for creative & technical mentoring.
Fees are based on a 30-40-50 hrs/sheet method. This gauges project complexity accurately while percentage estimates are generally speculative. We customize fees to meet your budget.
ESTIMATING - There are often uncomfortable infrastructural costs including site prep., consultants, agency fees, city and state taxes and land aquisition expenses. We will advise you of the best options.
SUSTAINABLE - Design solutions are available from the basic reuse and recycle mantra through to off-the-grid lifestyles. This includes both low tech and high tech integration. Some are now required by code.
Often confused with Green design, to sustain oneself and ones property requires a sustainable lifestyle. This influences building materials, programming and spatial relationships.
Building placement with optimal sun and wind and geomantic considerations. Site relationships can be coaxed into cohesive harmonies using sacred geometry and ancient sonic principles.

THE DESIGN PROCESS Standard Design Process
The following outlines the standard stages of the building design process including bidding and construction. This process can be custom designed for each unique project and client.
PREDESIGN - 5% of the design contract:
In Predesign we do the research to determine what is needed for the design. This includes meetings with you to determine your wants & needs (Program), the outline budget as well meetings with your Building Department to determine local requirements. It may also be appropriate to meet with potential consultants, building managers or specialty suppliers as well complete a site/parking analysis depending on the requirements of the design.
SCHEMATIC DESIGN (SD) - About 20% of the contract:
Preliminary design studies generally includes diagrams, rough sketches, and paper, wood and computer models that give you several clear options for the layout of your new home or building. From these options, you compare the general form and layout and choose a preferred direction.
DESIGN DEVELOPMENT (DD) - About 20% of the contract:
Design development involves adding details and accurate dimensions to the chosen Schematic Design, establish preliminary materials and methods from windows and doors and floor coverings to roofing materials and structural systems. Generally DD includes outline specifications.
CONSTRUCTION DOCUMENTS (CD) - About 40% of the fee:
Construction Documents are the necessary drawings and specifications required to get building permits from the CIty as well a more detailed set that describes to the contractor precisely how to build the project. This phase includes close interaction between BLINK Design and the consultants including the structural engineer, the mechanical engineer, the energy or other special consultant.
BIDDING - About 5% of the design contract if required:
We stick by you when the contractors come. We submit one full set of drawings for several (2-6) prospective contractors to review. We review the drawings with them, supply them with missing information, answer their questions and give our opinion to you in the form of a report regarding their competency, availability, schedule and requested fee. You are not required to agree with our recommendation. You can also hire a construction manager who can handle this phase separately.
CONSTRUCTION ADMINISTRATION (CA) - About 10% of the fee:
Many questions come up during construction. Conditions are not always as the consultants or building department assume, especially with remodels. For your best interest and cost savings, we need to be available to review the contractor's work and settle any conflicts you might have with them including approval of payment requests. We are your agent contractually and represent your interests, though it is an industry standard that we cannot supervise and cannot require changes without your knowledge and permission even when a contractor makes a mistake.
